New Resident Information

Tell us a bit about your family and when we can expect you in your new home. This information is used to build your user accounts.

Association Electronic Consent

Opt-in for electronic communication from the Association, rather than defaulting to traditional postal mailings.

Access

Golden Oak is a private, gated community. Our main entrance includes a manned Gatehouse, which is staffed by professional security personnel 24 hours a day.

As a Resident, you are able to access the community at any time. You can also invite personal visitors and service providers to enter the community using our integrated visitor management system, Proptia. Each visitor is checked in on arrival, and you can choose to receive notifications that alert you when your visitor has arrived.

On closing, a Proptia account will be created for each Deeded Owner (or principal, if an LLC). To access your account, check your email for a welcome message from no-reply@proptia.com titled "Welcome to Proptia, Let's Get Started!"

In the email message, you will see your username and your temporary password - just click the Login button and enter your credentials to exchange your temporary password for your own secure password.

Be sure to bookmark the website for future ease of use: http://goldenoak.access.proptia.com.

Proptia is available on your smartphone or tablet as a mobile app from the Apple App Store® and the Google Play™ store. You can also download the mobile app from Proptia's website here.

While the interface is slightly different on the mobile app versus the website, the functionality is the same.

Vehicle Gates: RFID Transponder Stickers

Each vehicle gate is equipped with an RF-enabled reader that matches a transponder sticker assigned to your personal vehicle and opens the gate as you approach. At the Main Entrance, this reader is located on the right side of the Gatehouse porte cochere. The left lane is reserved for visitors.

  • Two (2) complimentary transponder stickers are provided at closing. Additional stickers are available for purchase from Club Member Services at Summerhouse.

Doors & Walking Gates: Key fobs, mobile credentials, PIN codes

Pedestrian gates and doors across the community (except at Four Seasons Resort and Four Seasons Private Residences, Florian Park) are accessible with a key fob or mobile credential.

  • Two (2) complimentary key fobs are provided at closing. Additional key fobs can be purchased from Club Member Services at Summerhouse.

  • Mobile credentials are available for most smartphone devices, and can act in place of a key fob. If you wish to purchase a mobile credential, please visit Club Member Services.

  • PIN codes can be assigned to operate the numeric keypads at Summerhouse Fitness Center, Pool, and Four Seasons Private Residences neighborhood gate. There is no cost to create a PIN code. Visit Club Member Services for more details.

It is important to keep your vehicle information updated, as those details are assigned to your access devices. If you purchase a new car or change your license plate, please contact our team as soon as possible to update your information in Proptia.

If your vehicle changes and no longer matches the record kept in Proptia, you may experience delays on arrival and some gates may no longer operate until your information is updated.

Assessments

Golden Oak homeowners' associations assess charges which are used to fund operations and maintenance.

To determine the current status of your new home's ledger, or to confirm if assessments were included in your resale, please contact our team at 407-919-6959 or speak with your closing agent.

  • Golden Oak Phase I Homeowners Association, Inc. = Annually on January 1

  • Golden Oak Phase III Homeowners Association, Inc. = Annually on January 1

  • Florian Park Condominium Association, Inc. = Quarterly

You can confirm the assessment amount for your specific home on your secure Resident portal, or by contacting your Association management team.

For Residents in Golden Oak Phase I Homeowners Association, your secure portal is accessible here.

Depending on the Association, assessments can generally be paid online (by ACH, credit card, or debit card), by mailed check, or with your bank's bill pay service. Nominal processing fees may apply. Contact your Association's management team for specific information.

Stay connected to your community through our exclusive Resident apps.

Invitations to create an account for these apps will be sent to your email on file once your closing is completed. If you do not receive an invitation, or need assistance with creating an account, please contact our team for assistance.

Please note: These apps are specifically curated and maintained by Golden Oak Community Operations. Additional apps maintained by other teams may be made available to you to manage different parts of your Resident experience.

All Residents have access to Golden Oak's secure Resident portal, Engage. For those who live in a home under Golden Oak Phase I HOA, a separate Engage environment exclusively for your HOA is available once logged in. Click the "My Communities" tab at the top of the page to toggle between Engage accounts.

Engage provides you with access to Association news and updates, documents, forms, and the Board meeting calendar.

All Residents have access to our secure visitor management platform, Proptia. This system is used to manage your authorized visitors and vendors.

Living

As you settle into your new home, please see helpful details below to connect your utilities and get to know your local government services.

Electricity

Electricity is provided by Duke Energy of Florida. To set up a new account, please call 407-629-1010 (toll-free 800-700-8744). To report a power outage, please call 800-228-8485. Visit Duke Energy online to manage your account and payments at www.duke-energy.com/florida. A Duke Energy mobile app is available from the Apple App Store® and Google Play Store for Residents to manage their accounts and report outages.

Water & Sewer

Water and sewer services are provided by Orange County Utilities. To set up a new account, pay your bill, report pressure or water quality issues, or view current restrictions on irrigation, visit www.ocfl.net or call 407-836-5515.

Natural Gas

Natural gas services are provided by TECO Energy. To create a new account, modify services on an existing account, or make a payment, please call 877-832-6747 or visit www.peoplesgas.com.

Single-Family Homes

Golden Oak is connected by Summit Broadband, and all single-family homes participate in a bulk service plan that provides 1 gigabit internet included with each home's Association assessment.

Before moving into your new home, contact Summit Broadband at 407-996-8900 or email care@asksbb.com to set up your personal account and ensure you are online as soon as possible.

Additional services, such a landline phone or upgraded internet speeds, may be available on an individual basis by contacting Summit Broadband. Residents who add such additional services are only responsible for paying the difference between the community's bulk rate and the upgraded individual service rate.

Condominiums

Residents of Florian Park participate in a different service plan also provided by Summit Broadband. For details on this plan, please see your Association management team.

Community curbside trash collection is provided by Orange County Government's Solid Waste Division.

Special curbside roll carts are supplied by the County to every home in the community, and are the property of the County assigned to that specific address. You should not place a non-approved roll cart on the curb for pickup, nor should you swap roll carts between homes. Do not take the roll carts with you if you sell your home in the future; you may be billed by Orange County for replacement.

Beginning Dec. 29, 2025, trash collection dates are as follows:

  • Recycling (blue lid roll cart) and yard waste | Thursday

  • Household trash (green lid roll cart) and oversized item pickup | Friday

Residents should place their roll carts at the designated collection spot on the curb starting no earlier than 5 p.m. the evening before pickup. Roll carts should be returned to their concealed storage location as soon as is practicable following pickup. In accordance with the community's Rules & Regulations, roll carts should not be left on the curb for any period longer than is necessary for pickup, and cannot be stored in view when not out for collection.

To report a missing or damaged roll cart, or a missed pickup, contact Orange County Solid Waste at 407-836-6601 or email solid.waste@ocfl.net.
